STEP ONE...Fix What's Broken!

Fixer upper TV shows make it look fun and easy, but many of today's Buyers are wary of buying a home that needs a lot of work.  Even Buyers looking for a deal and wanting to do some fixing need to see the potential in the property at first glance.

Ask yourself...

1.  Is there anything broken that immediately detracts from  your home's visual appeal? 
2.  What is the state of the basic systems?  Plumbing, electrical, roof, AC, etc

We'll make a list together of essential repairs before we photo and list your house. Our goal is to spend effective $ in repairs to get the most $ at closing.



STEP TWO...Make It Pretty!

Of course your home is your castle and it's already just right!  But the fact is, we don't live in homes the way we stage them for sale. So we'll review for opportunities to fluff and create broad appeal.  My design experience is helpful here.

Our staging list for an occupied home might include...

  1. De-cluttering and de-personalizing
  2. Fresh paint  
  3. Carpet cleaning or replacement
  4. Yard clean up
  5. Rearranging the furniture- always fun!

Our staging list for a vacant home might include professional staging.  Statistics have proven that investing in staging can result in higher sales prices.  We will evaluate the cost of staging and decide the best course together.



STEP THREE...Go To Market!

Stand out in the pack!  We'll take a 3-tier approach to ensure tons of exposure for your home, resulting in lots viewings and a quick sale.  

Marketing efforts will include...

  1. Professional Photos; video and/or drone photos if helpful 
  2. Print: High quality Flyers and a couple of other unique print materials we'll distribute in the house
  3. Online Presence is everything and will include:
    • Listing Website Syndication through Tierra Antigua (Zillow,, Trulia, etc).
    • Email marketing to Targeted Brokers including advance notice to the largest local Realtor team in So Az- Tierra Antigua.
    • Social Media Postings, Ads, etc
